The biggest red flag in international deals is always the urgent deposit. If a seller claims they have five other buyers and you need to wire money today to lock it, you are likely talking to a fake owner. I have seen this too often in Batumi and Tbilisi. Real owners who know the value of their asset do not panic-push for a deposit before a proper due-diligence.
